Registering a sale deed does not change the name on the property card. That is a separate application — and the step most people skip without knowing.
Registration is not the same as record entry
This is the single most common misunderstanding we see. You register a sale deed at the Sub-Registrar, the deal feels complete, and everyone goes home. But the property card at the City Survey office still shows the old owner's name — because changing it is a separate application, at a different office, that has to be filed, notified and verified before the entry is made.
Years pass. Then the next sale, or a loan, or an inheritance forces someone to pull the property card, and it still names the seller from a deal that closed a decade ago. Now it has to be fixed before anything else can move — often with people who have since moved away or passed on.

Why is the name transferred?
The papers the City Survey office asks for depend entirely on how the property changed hands. Find your situation below.

The inheritance case, in detail
Inheritance transfers are where families get stuck, so it is worth understanding. When an owner dies, the property does not automatically move to the heirs on the record. Someone has to file for it, with a death certificate and an heirship affidavit — the પેઢીનામું — that names all the legal heirs. Every heir usually has to consent, or formally give up their share, before one name goes on the card.
The complication compounds across generations. If a grandfather's name is still on the card and both he and the father have since died, that is two transfers, in order — first to the father's heirs, then to the current generation — each with its own death certificate and consents. Slow, but finishable, and far cheaper to do now than during a rushed sale.
If a sale just closed, do the transfer now. Every year you wait, a document gets harder to find and a consenting party gets harder to reach. The cheapest time to transfer a name is the month after the deed is registered.

Name transfer questions
The sale deed is registered. Why is the old name still on the card?
Because registration and record entry are two different processes at two different offices. The card changes only after a separate name-transfer application to the City Survey office clears its notice period.

A straightforward transfer needs the heirs' consent. Where there is genuine disagreement it can become a legal matter rather than a records one — that is a different route, and we will tell you honestly when a file has crossed into it.

It depends on the route and the notice period. A clean sale-based transfer is faster than an inheritance with several heirs across cities. We give a realistic range after seeing the papers, not before.
